Blower door & duct leakage testing for your home.
The same code-grade tests Florida requires on every new home, run on yours. A blower door test measures how airtight your house is. A duct leakage test measures how much of your conditioned air your ducts lose. You get real numbers, not guesses.
Two tests. Real numbers.
Blower Door Test
Measures whole-house air leakage. A calibrated fan depressurizes the home to 50 pascals, and the result is reported as ACH50 — air changes per hour. It's the same test and the same number Florida uses to approve new homes.
- Whole-house air leakage
- Result in ACH50
- Calibrated equipment
- Same standard as new construction
Duct Leakage Test
Measures how much air your duct system leaks. The ducts are pressurized to 25 pascals and leakage is measured in CFM25 — cubic feet per minute. When ducts run through a Florida attic, that's conditioned air you're paying for.
- Total duct system leakage
- Result in CFM25
- Tested at 25 pascals
- Same standard as new construction
When homeowners
order these tests.
Your results, in numbers.
- Your blower door result in ACH50
- Your duct leakage result in CFM25
- Florida's new-construction limits, for reference
- Done by the same tester Marion County builders use for their new homes
Does your AC smell musty?

What's the difference between the two tests?
A blower door test measures air leakage for the whole house, through the envelope: ceiling, walls, windows and doors. A duct leakage test measures only the AC duct system. Many homeowners order both.
What is a good result?
For reference, the Florida Building Code (8th Edition, 2023) requires new homes in Marion County to measure 7 ACH50 or less on the blower door test, and 4 CFM25 or less per 100 square feet of conditioned floor area on the duct leakage test. Existing homes don't have to meet those limits, but they make a good benchmark.
Do I need to be home?
Yes — someone needs to give us access to the house and the AC equipment during the tests.
