Is Duct Sanitizing Worth It in Florida? A Duct Tester's Answer

What duct sanitizing with Nu-Calgon Bio-Fresh cd does, why Florida AC systems get musty, and when it makes sense for an Ocala or Marion County home.

— Brandon M.

If your AC blows a musty, damp, “dirty sock” smell when it kicks on, duct sanitizing is one of the most direct ways to deal with it. Here’s what it is, why Florida systems need it, and what to expect from the service.

I spend most of my working days measuring ducts — duct leakage testing for new construction in Marion County, and diagnostics on existing homes. Duct sanitizing is a natural extension of that work.

What duct sanitizing actually is

Duct sanitizing means applying an EPA-registered treatment product through your HVAC system. At B&I Testing we use Nu-Calgon Bio-Fresh cd, applied with Nu-Calgon’s professional Bio-Fresh fogger through the return.

Bio-Fresh cd is a ready-to-use bacteriostat, fungistat and deodorizer based on chlorine dioxide technology (EPA Reg. No. 9804-3-65516). In plain English:

  • Bacteriostat / fungistat means it inhibits the growth of odor-causing bacteria and fungi on the surfaces it reaches.
  • Deodorizer means it oxidizes odor at the source instead of covering it up. There are no perfumes or masking agents in it.

Its EPA registration includes application in HVACR equipment — coils, condensate pans, filters and ductwork — and the label allows it to be sprayed in occupied areas, so you don’t need to leave the house.

Why Florida systems get musty in the first place

Your air conditioner is a dehumidifier. Every cooling cycle, warm humid air passes over a cold evaporator coil and water condenses out of it. That water runs to the drain pan and out the condensate line.

In Central Florida the system runs for most of the year, so the coil, the drain pan, and the first stretch of duct stay damp much of the time. Nu-Calgon itself points out that evaporator coils, condensate pans, filters and ductwork can be an excellent breeding ground for bacteria and mold. That’s usually where the musty smell starts.

When duct sanitizing makes sense

Duct sanitizing is a great fit when:

  • The system smells musty or stale when it starts up.
  • You just bought or moved into a home and want a fresh start — especially after a previous owner with pets or smokers.
  • You’re replacing filters anyway and want the whole system freshened at the same visit.
  • Someone in the home notices the smell every time the AC kicks on and you want it handled at the source, not covered up with air fresheners.

How we do it

  1. Locate every return duct that brings air back to your system.
  2. With the system running, fog Bio-Fresh cd into the returns so the airflow carries it through the system.
  3. Make a small access opening in the supply duct and fog Bio-Fresh cd directly into the supply side while the unit runs.
  4. Patch and seal the access opening.
  5. Install new pleated filters if you ordered them.

Pricing is flat: $299.99 per HVAC system. Pleated filter installation is $19.99 plus $15.99 per filter. Full details and online booking are on our duct sanitization page.

Signs your system is ready for a treatment

Common signs include:

  • A musty or damp smell for the first few minutes after the AC kicks on.
  • The smell is stronger after the system has been off for a while — coming home from a trip, or the first warm day after a cool stretch.
  • A stale odor that lingers from pets, cooking or a previous owner who smoked.
  • You’ve tried air fresheners and a new filter, and the smell keeps coming back through the vents.

Because Bio-Fresh cd oxidizes odors instead of masking them, it goes after the source of these smells inside the system rather than covering them for a few days.

Why chlorine dioxide

Bio-Fresh cd is based on chlorine dioxide technology. Instead of adding a fragrance on top of an odor, it oxidizes odor molecules — chemically breaking them down. That’s why it contains no perfumes or masking agents, and why there’s no “air freshener” scent left behind. You may notice a slight chlorine smell during treatment; it fades.

Pair it with new pleated filters

A freshly treated system deserves a fresh filter. Add pleated filter installation to the same visit: $19.99 for the service plus $15.99 per filter, so a two-return home comes to $51.97 for filters. If you’re not sure how often filters should be changed here, see how often to change your AC filter in Florida, and for choosing a rating, MERV ratings explained.

Keeping the system fresh afterward

A few simple habits keep your system smelling clean longer:

  • Change filters on schedule. In Florida, check monthly and replace a 1-inch pleated filter at about 90 days at the most.
  • Keep the condensate drain clear. Have it checked during regular AC maintenance so water leaves the system the way it should.
  • Let the system do its job. Your AC removes humidity every cycle; running it normally through Florida’s humid months keeps moisture under control.

Frequently Asked Questions

Is duct sanitizing worth the money?

If your system smells musty or stale when it starts, or you want a fresh start in a new home, yes. Bio-Fresh cd treats the odor at the source instead of masking it, and the whole system is done in one visit at a flat price.

How long does duct sanitizing last?

It depends on the home and how hard the system runs. Changing filters on schedule and keeping the condensate drain clear help keep the system fresh longer.

Do I need to leave the house during duct sanitizing?

No. Bio-Fresh cd’s label allows application in occupied areas. It has a slight chlorine odor that fades. If anyone in the home has respiratory sensitivities, tell us ahead of time and we’ll plan around it.

Does duct sanitizing help with mold?

Bio-Fresh cd is a bacteriostat and fungistat: it inhibits the growth of most odor-causing bacteria and fungi, and controls the musty odors associated with mold and mildew.

How much does duct sanitizing cost in Ocala?

At B&I Testing, duct sanitization is $299.99 per HVAC system, with pleated filter installation available for $19.99 plus $15.99 per filter.

Can you sanitize the ducts and change filters in the same visit?

Yes. Filters are installed right after the treatment, at $19.99 for the service plus $15.99 per filter.
