Duct Sanitizing vs. Duct Cleaning: What's the Difference?
Duct cleaning removes dust and debris. Duct sanitizing treats odor-causing bacteria and musty odors. How the two compare for a Florida home.
“Duct cleaning” and “duct sanitizing” get advertised together so often that most people assume they’re the same thing. They aren’t. One removes material from your ducts. The other treats the surfaces inside your system. Here’s how they compare.
Duct cleaning: removing what’s in there
Duct cleaning is mechanical. A crew uses brushes, air whips and a high-powered vacuum to physically pull dust, debris and buildup out of the ductwork.
According to EPA, duct cleaning is worth considering when ducts are infested with insects or rodents, clogged with excessive dust and debris, or when particles are actually blowing out of the supply registers.
Duct sanitizing: treating the surfaces
Duct sanitizing is a treatment. Instead of removing material, a registered product is applied through the system to control odor-causing bacteria and the musty odors they create.
At B&I Testing we fog Nu-Calgon Bio-Fresh cd through the returns and the supply side. It’s an EPA-registered bacteriostat, fungistat and deodorizer based on chlorine dioxide technology. It inhibits most odor-causing bacteria and oxidizes odors at the source rather than masking them with perfume. Its EPA registration includes HVACR coils, condensate pans, filters and ductwork, and its label allows application in occupied areas.
Duct sanitizing is the right call when the complaint is odor — a musty, damp or stale smell when the AC starts — or when you want a fresh start in a new home.
Side by side
| Duct cleaning | Duct sanitizing | |
|---|---|---|
| What it does | Removes dust, debris, buildup | Treats surfaces for odor-causing bacteria and odor |
| Method | Brushes, air whips, vacuum | Fogging an EPA-registered product |
| Best for | Heavy debris, pests | Musty or stale odors from the system |
Florida homes and musty odors
In Central Florida the AC runs most of the year, and the evaporator coil pulls moisture out of the air every cycle. Nu-Calgon points out that coils, condensate pans, filters and ductwork can be an excellent breeding ground for bacteria and mold. That’s why a musty smell from the vents is so common here — and why a treatment like Bio-Fresh cd is aimed right at the source. For more, see is duct sanitizing worth it in Florida?
Ready to freshen the system? Our duct sanitization service is $299.99 per HVAC system, with pleated filter installation at $19.99 plus $15.99 per filter.
Which one does your home need?
A quick way to sort it out:
Duct cleaning is the call if you can see heavy debris inside the ducts, there are signs of insects or rodents, or dust actually blows out of the supply registers when the system starts.
Duct sanitizing is the call if the system smells musty, damp or stale when it starts, odors linger from pets, cooking or smoke, or you just moved in and want a fresh start for the whole system.
In Florida’s humidity, the second list is far more common.
What to look for in a duct sanitizing service
Not every company that advertises duct sanitizing does it the same way. Ask:
- Which product do you use? It should be an EPA-registered product made for HVAC systems, and the company should be able to name it. We use Nu-Calgon Bio-Fresh cd, EPA Reg. No. 9804-3-65516.
- How is it applied? We fog through the returns and directly into the supply side while the unit runs, using Nu-Calgon’s own Bio-Fresh fogger.
- What does it cost? You should get a flat price up front. Ours is $299.99 per HVAC system.
- Do they know ductwork? Our day job is duct leakage testing for Marion County builders — we work inside duct systems every week.
Add filters at the same visit
Since we’re already at the return, it’s the easiest time to put in fresh filters. Pleated filter installation is $19.99 plus $15.99 per filter. Not sure which filter to get? See MERV ratings explained.

Frequently Asked Questions
Is duct sanitizing the same as duct cleaning?
No. Duct cleaning physically removes dust and debris. Duct sanitizing applies an EPA-registered product to control odor-causing bacteria and odors. They’re different services.
Which one gets rid of a musty AC smell?
Duct sanitizing. Bio-Fresh cd inhibits most odor-causing bacteria and oxidizes musty odors at the source instead of covering them up.
How do I know if my ducts need cleaning?
EPA’s list is a good guide: insects or rodents in the ducts, or ducts so clogged with debris that particles blow out of the registers.
Can I add filters to a duct sanitizing visit?
Yes. Pleated filter installation is $19.99 for the service plus $15.99 per filter, and it can be done at the same visit.
Does B&I Testing do duct cleaning?
No. We do duct sanitizing, pleated filter installation, and duct leakage testing.
How much does duct sanitizing cost?
At B&I Testing, duct sanitizing is $299.99 per HVAC system, with pleated filter installation at $19.99 plus $15.99 per filter.
